RealREPP, a full service commercial real estate recruiting firm, is partnering with a NATIONAL commercial real estate owner/developer to assist them in adding an Assistant Property Manager to their portfolio in the Greater Portland Area. This publicly-traded REIT is needing someone to work REMOTE, while having the ability to travel to the Portland-based portfolio and oversee the daily operations of these dynamic assets. Essential Job Functions Oversees the day to day operations of properties including all phases of maintenance of the common areas to include buildings, grounds and the direct supervision of outside contractors to ensure properties are properly maintained in accordance with company standards and maintenance agreements Identifies property maintenance requirements of the common area, solicits and reviews bids from contractors and negotiates maintenance contracts Responds to tenant complaints and issues, serving as the liaison to tenants and the corporate office regarding the administration of common area maintenance and the enforcement of landlord rules and regulations Manages outside contractors by performing on-site visits to ensure work is performed in accordance with company standards and contract requirements Oversees the resolution of issues with outside contractors and establishes priorities to ensure maintenance needs are met Maintains tenant relations and researches and resolves tenant issues including lease interpretation and evaluation for repair and maintenance concerns Provides field support to tenant coordination and construction functions by serving as the local representation to tenants and contractors to expedite problem resolution and communications Assists in generating ancillary income for the property through sponsorship’s, temporary leasing and other income generating avenues Handles and distributes all incoming calls and mail to the appropriate recipients in the region Performs file management for the office and maintains the information database which houses all marked-up site plans, property lists, tenant contacts and vendor contacts Coordinates and schedules meetings and travel, assists with meeting preparations and maintains the monthly calendar of events for the region Requirements Associate's Degree in Business or related field 3 years' experience in property management Knowledge of construction and management activities within commercial properties (i.e., office, retail, or industrial) Ability to work independently/remote and travel to and from properties Experience with property management software (i.e., Yardi, MRI, JD Edwards, AvidXchange, etc.) This company offers an excellent base salary (up to $60k DOE) plus bonus, industry leading medical/dental/vision, 401K w/ pre-tax and Roth options, and multiple wellness programs.
